Coto de
Caza homes for sale - This private residential
community consists of 4,900 acres and is master-planned. It's one of the oldest
communities in Orange County, CA. Over 30 years, more than 2,200
acres have remained as open space. Coto de Caza,

that include the Golf and
Racquet Club. It also includes two 18-hole golf course, tennis
courts, an equestrian center, aquatic and fitness
facilities. Plus, a 475-acre wilderness park, 40 miles of hiking

parks. The Sports Park is host to Little
League baseball and youth soccer. Coto de Caza is located 25 minutes from Orange
County airport, in Trabuco Canyon. Neighboring
communities include Rancho Santa Margarita (RSM),
Dove Canyon, Robinson Ranch, Wagon Wheel Canyon,

No
matter what type of home you are looking for, you
will probably find it in Coto de Caza. Whether you
are looking for homes for sale or lease in
Coto de Caza, the community includes many types of
homes - Condos overlooking the
golf course, town homes with views of the
wilderness, and homes with beautiful views. There
are also homes with
private pools, single story homes, luxury homes,
and horse properties. Also, lavish estates, homes with no Mello Roos,
leases, investment properties, plus lots and land. Fairway Oaks condos are
directly across from the Coto general store. Los
Ranchos Estates features luxurious custom homes on
large lots. The Woods and the Forest on the west hills, are also custom home communities The
Village is Coto's original
neighborhood and features custom homes on mature,
woodsy lots with no fences. |
Many
communities in the older part of Coto de Caza like Tiara,
Ranchos Colinas, Oakmont, East Hill, and East Point have no Mello
Roos. Andalusia and Greystone town homes adjoin the Coto Golf &
Racquet Club. Weatherly and Atherton homes are lavish
semi-custom neighborhoods. They are on generous lots. Many of the
Pinnacle homes built by Toll Brothers, have incredible
views of the Coto valley or of Wagon Wheel Canyon. Homes
with golf course frontage can also be found here. The
Terraces, Los Verdes, The Greens at Coto de Caza, and Coto Country homes
border the Coto North golf course. The Classics,
Fairway Estates, Oak Ridge, Meritage, Chantemar, Tanglewood, Tapestry, and Southern
Hills are among the communities that border the South
course.
The newest
homes can be found in South Bend communities. These
include Courante, Crooked Oak, Chatham, Glenmere, Rosewood, Valle
Vista, Terra Vida, and Terraza. The South Bend also
includes the luxurious neighborhoods of Silver Creek, San
Marino, and Spring Hill. The Toll Brothers neighborhoods
of Oak View and Oak Knoll have a separate gate and consist
of luxury homes nestled on Coto's south hills. In total,

A
decidedly equestrian atmosphere that sets the community apart
One thing that
is apparent from the moment you enter Coto de Caza is an equestrian atmosphere that is slightly reminiscent of New
England or perhaps Northern California. The main streets
are highlighted by an endless white fence that borders the
equestrian/hiking trials that run through much of Coto.
The other notable feature (which may not occur to you at
first) is the almost complete lack of palm trees.
Instead, you will notice that the entire community is
dotted with California Live oaks, sycamores, pines, liquid
ambers, camphor trees, California peppers, and other
native (but New England looking) trees. While not
officially banned, palm trees are discouraged here. This gives the community a distinctive,
equestrian appearance that sets it apart from its
neighbors. This is especially true in the Fall, when many
of the beautiful green trees revert to brilliant red,
orange, and golden autumn colors (see my photo page,
here).
Property
taxes, Mello Roos, and Homeowners' Association dues

In
purchasing your new home, your future monthly
payments will be made up of principal, interest,
real property taxes, Mello Roos, HOA dues, and
insurance. All of these costs should be factored
in when considering a new home purchase in Coto de
Caza. Property taxes in Coto de Caza are
relatively low when compared with many neighboring
communities. Not all homes include
Mello Roos assessments. Many North-side houses in
Coto de Caza do not have Mello Roos taxes. Most of
the South and South Bend Coto area homes do have
them, but it is important to note that the Mello
Roos fees have been subsidized by the master
builder. This means that Mello Roos
is much lower than many neighboring
communities.

Homeowners'
association dues vary by tract. Most residences are part of the CZ Master association with 3,474 homes.
Other areas include the Coto Village (Coto de Caza Community Association) with 428
homes, and Los Ranchos Estates with 75 custom homes and
lots. These areas have their own separate HOA. As Coto's original
housing development, The Village
enjoys the lowest HOA dues in the community at only $70 per
month (at the time of this writing). All condominium and
town home developments have an additional HOA. These cover
things like common areas and fire insurance (e.g., Fairway
Oaks, Andalusia, Los Verdes, and Greystone Villas). Other
communities have an additional HOA because they include
front-yard landscaping or a community pool (e.g., The
Terraces). I can provide you with the HOA costs that are
specific to each neighborhood.
Schools
Children
in this community attend schools in the Capistrano
Unified School District. Capistrano Unified
continues to set academic goals. They serve the
students by following a motto of "Excellence
in Education". The most recent evidence of
this commitment has been demonstrated by having
six elementary schools within the district, be
identified as California Distinguished Schools by
the California Department of Education.
Capistrano Unified
continues to garner a strong reputation for
academic excellence. This is derived from high standards
and a strong staff. Also, by fostering a strong
commitment from both the community and the
parents. The district's mission is to partner with
the home and community. This is in order to educate
students and to assist them in realizing their
full potential as responsible and productive
members of society. All of this is achieved by
providing an educational environment in which
students are challenged to produce excellence in
every aspect of their lives.

Golf
|
Coto de Caza Golf and Racquet offers two
Robert Trent Jones Jr. Championship layouts. The
North course is a 7089-yard gem that opened in 1987 to rave
reviews from Pro's and amateur alike. It boasts 2 of
the 18 best holes in Orange County. Eight years
later, as Southern OC grew in size, Coto grew
along with the area. They offered another challenge
with the South course. The South, a slightly shorter
6950 yard, treats members and guests to a Golf Course
where players meander southward through the Coto
canyon. They never see a hole other than the one
their playing. Together, the two layouts offer
players of all abilities the chance to test all
aspects of their game. Golf course homes are common, and many have excellent views
of the north and south courses. |
Equestrian
Center and Polo Club

Residents in Coto De Caza enjoy
the use of the full service Coto
Valley Equestrian Center. The
riding center was used for modern equestrian
pentathlon events during the 1984 Olympics in Los
Angeles. The Equestrian Center boards about 160
horses. It also includes five arenas and 47 miles of
trails in the surrounding wilderness, complete
training and riding facilities. Lessons and trail

The Coto Golf
& Racquet Club - The Club includes
two private 36-hole par 72 golf courses called the
North Course and the South Course. There is a
renovated 44,000 sq.ft. clubhouse, a Fitness
Center and an Aquatic Center. The Racquet Club
features a ball machine, tennis pros, 3 pools, and
a Jacuzzi. Dining is also included as the club
also features a restaurant that is open for lunch
or dinner. Several levels of membership are
available including Golf, Tennis, and Social.

The Coto Valley Community Club is an older facility that formerly held tennis pro Vic
Braden. It is located in the Village area and is now an all-inclusive recreation center.
It features tennis, racquetball, in-line
skating hockey rinks, a swimming pool. Also, a full-service
gymnasium in the fitness club is complete with basketball
courts. Children may attend swimming lessons at the
Olympic sized pool, plus the club houses and an Italian restaurant. Many of the options at this club can be
ordered separately, such as swimming, tennis, the workout
room, etc. This allows you to select only the options that
you need. This can be a significant savings for you and

Thomas
F. Riley Wilderness Park
The Thomas
F. Riley Wilderness Park surrounds the
community on its eastern, northern,,and southern borders. It is known for
its oak groves, sycamores, and 2 creeks. It is
nearly 530 acres in size, and comprises over half
of the community of Coto de Caza. It features
nearly 5 miles of equestrian trails. Also, 12 miles of
hiking trails and several biking trails. It
houses an educational center for outdoor education
for the local schools, and has an on site gift
shop. It also serves as an ecological preserve for
the native endangered plant and animal species,
It'sis run by a staff of about 12 groundskeepers
and 5 tour guides. It is maintained and paid for
by the Orange County Park and Recreational
Department. |

Sports Park
|
The Coto
Sports park is located at the corner of Alta drive
and Coto de Caza Drive. The Sports Park features
four beautifully maintained fields complete with
dugouts, pitching mounds and bases (two of the
fields offer bleacher seating). It includes two side-by-side
basketball courts complete with nets and a covered
picnic area with tables and seating. Also, four charcoal burning BBQ's, one sand Volleyball
Court complete with net, and a tot-lot and
playground. The Sports Park is also host to AYSO
soccer matches for the younger age groups. |
