Update for 2021 Real Estate Market - When I put this page togther around 2007 or 2008, there were many more opportunities for finding lower-priced homes in Oramge County, CA. Today's market (2021 and upcoimg 2022) consists of very low investory, low interest rates, and high buyer demand, which has resulted in multiple buyer offers and home price increases of 14% to 15% for the year (2021). Some of the searches I had on this page no longer yielded any results so they were eliminated. Also, Short Sales and Bank Owned Homes (REOs) are a thing of the past, as there are hardly any of these sales types for sale in OC.
What to do if you are on more of a budget and you are limited as you what you can afford? 1) Look in the more affordable cities in OC. These tend to be older cities in North Orange County. 2) The "Inland Empire" homes are usually far more affordable than Orange County. 3) Consider looking for homes that need work and updating ("fixer" homes). 4) Check out my searches for homes with a low price per square foot and homes that have sat on the market for longer periods of time. I left these seaches intact and they are still great links to check out. 5) if single family home prices are out of your budget, consider a condo or townhome instead. Many townhomes have 2 levels, 2 bedrppms and baths, an outdoor patio, and attached garage.
While few "bargains" are out there now, it will just take more work (and patience) to find better priced homes in this market.
