Why
is the city of Huntington Beach not included above? Sorry,
rentals in
the city of Huntington Beach will no longer be listed on my
site. The reason is that many HB landlords and their listing
agents are offering extremely low commissions to
tenant's agents. These commissions are often well below our actual costs to show
properties, pay for gas, pay our
brokerage, and other expenses. I advise my clients to look for
homes for lease in other cities -- thanks for your
understanding!
Specialty Searches
Looking for
something different? How about
a link for single family homes
only? Other searches include one story / single story houses
and houses with a private pool. There are also
searches for properties with panoramic views, ocean views, or with a large
yard or lot (8,000 square feet or larger). All of the homes on the
following links are single family units, except shorter term
leases, which will also include condos and townhomes. The term for these will be less
than 12 months, with most being 6 month

Home
showings |
|
Once
you have found some homes, my
team and I will be happy to arrange home viewings with you. We
ask that you please note the following showing policies:
-
Lead
time for rentals is typically 30 to 45 days in advance of
move-in. Be sure your move-in date is no later than 45
days from the time that we view properties.

Showing
arrangements are typically made 24 hours in advance, in order to confirm appointments with occupants, plan the
route, etc.. While
some homes are vacant, many others are occupied, so having
confirmed appointments is essential. Please refrain
from making last minute changes to a showing!

Most
leases require good credit. Please let us know your credit
scores in advance.

For
home showings, please try to limit your lease selections to 3 to
5 homes, maximum.
-
Please
also limit the number of cities or areas for showings to
same city, or adjoining ones. We will not accommodate
requests to show homes all over Orange County.

If
you have pets, we prefer to work with two, maximum. It
is very difficult to get accepted with three
or more pets, with very large pets, or certain breeds.

It
is important to be on time for showing appointments.
Showing times are arranged with the home occupants, so
being late may mean that we would have to re-schedule the
showing.

We
will not show properties that offer a sub-standard commission.
Most leases are fine, but there are a small number of
homes for lease that offer very low, "lump sum"
commissions. The amount is often well below our actual
costs to complete the transaction. Please understand that
we will not be able to show these homes to you.

We
work very hard for you, so we do ask that work with us exclusively.
We
respect you as a client, so please respect our time as
well. We ask that you do not work with other brokers,
Craigslist, or other lease sources while you are working
with us -- Allow us to get the job done for you!
What
happens next?
Once you have
found the right home, you will need to complete an
application. This is a two page form that is easy to fill out.
We will typically need one application for each person,18
years old or older, who will be living in the home. Along with
the application, we will need a full credit report for each
working person. The landlord may request other financial
information, such as proof of employment, bank statements, or
a reference form your current landlord.
When we have turned in
all of the requested documents and you are approved, you will be asked complete the lease agreement
(contract) and several related forms. You will also be
required to provide a check (usually a cashier's check) for
the security deposit and first month's rent. At move in, we
will conduct a walk though inspection of the house to note the
current condition of the home and any existing
issues. You will complete a move in form, known as an MIMO
form. This form helps protect your security deposit by noting
any existing issues or damage at move in.

Where are
the highest number of leases in Orange County and how do costs
compare?
The following
chart shows average monthly rental cost for
houses in major OC cities. The statistics were pulled for
"average" homes (3 bedrooms, 1,500 to 2,500 square
feet, both condos and single family homes) from both closed
leases and actively listed homes in 2013. The city of Laguna
Beach has the highest average lease cost, followed by Corona
del Mar, Newport Coast and Newport Beach. The cities of Dana
Point and Coto de Caza also surpass the $3,000 per month
average rental cost. The lowest cost leases appear to be in
Anaheim, Fullerton, Orange, and Laguna Hills.
The next chart
shows the number of properties available for
lease during the same period. The highest number
leases in OC are available in the city of Irvine, followed by
Laguna Niguel, Aliso Viejo, Dana Point, and Mission Viejo. Far
fewer leases are available in Coto de Caza, Brea, Laguna
Hills, San Juan Capistrano, and Newport Coast.
