Pool homes for sale in
Orange County, CA

When people
picture the iconic Southern California lifestyle, it
usually brings up images of sunshine, Hollywood,
beaches, palm trees, and a home with its own swimming
pool.. For most Southern California homeowners, even
those with a modest house, nothing is more prestigious
than having a swimming pool in their back yard. When my
family moved from Massachusetts to the city of Fullerton
in Orange County California, I was delighted to find out
that my father bought a home that included a pool in the
back yard! I knew then that we had truly arrived in
Southern California and would live the lifestyle we
dreamed of. . |
If you are
shopping for a pool home in Orange County, CA, you will find many
houses for sale on this web page. Homes with private pools are
a top choice for many buyers. It's a great way to enjoy
relief from the hot summer sun. It's also great for exercise
and for family fun and activities. A pool or spa adds beauty
to your house while it also increases the re-sale value. While looking for a pool home, you will find that
installed units vary greatly. The lower end of the price range
may feature a house with a basic plaster surfaced swimming pool, while a more
upscale setup may include a water slide,
waterfall, pebble tech finish, an attached spa/Jacuzzi, or elaborate rock work and
landscaping. The cost of the house will also vary, depending
on how elaborate the back yard landscaping is. Many buyers prefer a
system that uses the newer
salt water sanitation technology rather than the older,
chlorine-based system. The advantage of the salt water system
is that, while it is not actually chlorine free, it does
reduce the eye irritation and caustic odor of chlorine that
would otherwise be directly added to the pool. Last, look
for a backyard that also has other useable space. You will
still want adequate outdoor seating a covered patio,
perhaps a BBQ, some grassy lawn area, other landscaping, etc.
Don't buy a house that has the whole back yard taken up by a
pool.
Note that
properties with community pools are not included on this
web page. Many condominium and town house complexes include a
community pool and spa, and if you wish to shop for a condo or
town home, you can find these on my web page, here.

Tips
for buying a pool home
Understand
the costs of owning a pool
Having
a pool can be expensive. The added costs can include the cost
of water, heating, chemicals, cleaning, and maintenance. It may
also cost more to insure a home with a pool. It's a good
idea to get an estimate of added monthly costs from the
sellers of the home.
Make
sure it is safe!
If
you have small children, you may want to install a fence
or safety cover. Also, safety regulations require that your
yard is fully fenced and access gates are locked. Your access
doors for the home should also be equipped with audible safely
alarms that will notify you when a door leading to the pool is
opened.
Be
sure your pool is properly inspected when you purchase the
home
Most
home buyers do a physical property inspection during escrow,
but if the home includes a pool, be sure you hire an inspector
who is also qualified to inspect it. You will definitely want
to know if there are issues with the filtering or heating
equipment, ground fault interrupters, pumps, tiles, pool
surface, or with cracks or leaks.
Salt water or Chlorine?
Today's
pools use one of these two technologies for sanitation. While
you are shopping homes, you should always check to see
which method is used. You can convert to salt water technology
afterward but check the costs to do so.
What surface material
should I look for and which is the most in style?
|
Undoubtedly,
a "pebble tech" finish. These finishes look
better and last much longer than plaster finishes. A
good pebble tech finish gives you the look like you are
walking on the bottom of clear stream. If you buy a home
with an older-style sky blue plaster finish, you can
always have the surface refinished in pebble tech. There
are many colors to choose from and it will add value to
your property. |
Does it pay to hire a
weekly pool service company?
Generally yes. Unless you are
very diligent about weekly maintenance yourself, hiring a good
local pool service will keep your pool cleaner and more
sanitary. They can also detect any issues with the equipment
or surface cracking. For Landlords with a rental property,
paying for weekly maintenance for the tenants is a must.
We're having a hard time
finding the right pool home. The location is not right, the
lot is too small, or there are other issues.
If you're not finding the right
home with an existing pool, consider buying a home with a
larger, pool-size lot and adding one yourself. I have many web
pages on this site with cities that you prefer. I can also
refer you to quality pool installera. A starting page for you
might be Homes
with Large Lots. This web page features properties
for sale all over the County with large to huge lots!
