The
city of San Juan Capistrano in South Orange County, CA was
created around Mission San Juan Capistrano. Many of the homes
and buildings in the city resemble the Spanish architecture
that compose the Mission building. It is home to the widest
variety of houses in Orange County. There are 10-million
dollar homes in the gated communities of the hills. Also,
homes
built prior to 1900 in its central district, and working
ranches in its foothills. The Mission,
the Birthplace of Orange County, was founded more than two
hundred years ago. Today it is a monument to California' s
multi-cultural history. It embraces its Native American,
Spanish, Mexican and European heritage. The town is also
famous for its cliff swallows that migrate to Argentina each
year and return like clockwork.

Mello Roos, and Homeowners Association Dues
Condo, town home, and
many single family home and estate complexes have a homeowner's
association. This is to provide for common areas, fire insurance,
and security. HOA dues vary by community. Most of SJC has no Mello Roos assessments. Exceptions are newer homes
and customs built after 2000. You can look up specific property tax
and assessment information by address, using my OC property tax
page, here: OC
Property Taxes. I will also be happy to provide you with
property tax, Mello Roos, assessment, and HOA dues information by
